Max home price vs. HOA fee

Why HOA fees reduce what you can borrow

Lenders cap your housing payment (principal, interest, taxes, insurance and HOA) at a share of your gross income, usually 28%. They also cap all your debts combined, usually 36–43%. Because the HOA fee fits inside that cap, each $100 of monthly dues pushes out roughly $14,000–$17,000 of loan at today's rates.

FAQ

Do lenders really count HOA dues?

Yes. HOA dues are part of your monthly housing expense for both conventional and FHA debt-to-income calculations.

Is a home with an HOA always a worse deal?

Not necessarily. HOAs can cover exterior maintenance, amenities, water or insurance you'd otherwise pay for. Compare the total monthly cost, not just the price.

What DTI limit should I use?

28/36 is a conservative rule of thumb. Many qualified mortgages allow a 43% back-end ratio, and some automated approvals go higher.
