How amortization works
Your principal and interest payment stays the same every month, but what it pays for changes. Early on, most of it covers interest, because interest is charged on a large balance. As the balance falls, more of each payment goes to principal. Extra payments go straight to principal, so every later month is charged less interest. That's why even small extras can cut years off the loan.
FAQ
Why do taxes, insurance, HOA and PMI not change the schedule?
They're paid alongside the mortgage but don't reduce the loan balance. They're shown in your total monthly payment only.
When is the yearly extra applied?
Every 12th payment (payments #12, #24 and so on), like an annual bonus payment.
Can I use this for car or personal loans?
Yes. Any fixed-rate loan with monthly payments amortizes the same way. Set the term from 1 to 40 years.
Is the payoff date exact?
It's an estimate based on on-time payments. Your lender's figures may differ slightly due to rounding and daily interest.
